OCTOBER 22, 2018 -

after a weekend of meetings we believe we can summarize the issue as follows:

The new proposed warehouse development is still incompatible with an internationally recognized unique paleontological and geological landmark.

This incompatible development has been facilitated WITH TAXPAYER FUNDS in the form of a loan ($9 million plus interest) from Lakewood and Jeffco to the Three Dinos’ Green tree metro district to build the C-470/Alameda intersection. 

The C-470/Alameda interchange appears to have been constructed using tax dollars under a non-competitive award process.

The c-470 / alameda interchange provides access and connectivity for private property. Prior access and connectivity was adequate to utilize parks and open space in the area.

the c-470/ alameda interchange loan facilitated incompatible development while using county staff resources to push the county initiated rezoning.

The C-470/Alameda loans - where the promises to repay the loan have been broken by the Three Dinos / green tree metro district.

Since the taxpayers are the primary investors so far, we deserve a right to determine how this site will be developed.

Or, we want our $9 million back NOW, plus interest.  

The Three Dinos / green tree should pay their own way.  The taxpayers should not be paying for the destructive development of Dinosaur Ridge.

Since the taxpayers are the PRIMARY INVESTORS , then we want a PRIMARY VOICE  in deciding the nature of the development in this unique location.

OCTOBER 20, 2018 - SAVE DINO RIDGE IS JUMPING BACK INTO ACTION!

WE RECENTLY LEARNED THAT THE DEVELOPER INTENDS TO BREAK GROUND ON THE PROPERTY IN THE NEXT 60 - 90 DAYS! YOU CAN FIND A BRIEF TIMELINE BELOW, BEGINNING THIS SPRING. THE TIMELINE INDICATES A FEW CRITICAL PIECES IN THE PROCESS. AT THIS POINT THERE IS NOT A LOT THAT CAN BE DONE TO PREVENT THE DEVELOPMENT. WE WILL CONTINUE TO WORK TO TRY TO HAVE A BETTER OUTCOME THAN WHAT IS PLANNED.

OCTOBER 29, 2018 - WE HAVE CONFIRMED THAT THERE WILL BE BOTH PLANNING AND ZONING COMMISSION AND BOARD OF COUNTY COMMISSIONER HEARINGS. WE WILL POST THAT INFORMATION HERE AND ALL OTHER AFFILIATED OUTLETS AS SOON AS THE DATES ARE ANNOUNCED.

April 11, 2018 - application was submitted for c470 alameda business park. the development is at the sw & nw corners of c470 & alameda, west of c470.

July 5, 2018 - formal application filed for subdivision for the c470 alameda business park.

JULY 31, 2018 - FIRST REFERRAL PERIOD FOR COMMENTS CLOSES. THE APPLICANT HAS 180 DAYS TO SUBMIT REQUESTED INFORMATION IN RESPONSE TO REFERRAL COMMENTS.

 

Dinosaur Ridge Neighbors

 

This local, grass roots organization was formed in late March 2016 to mobilize the citizens of Colorado to defeat the rezoning of privately owned parcels of land at the NW and SE quadrants of C-470 and West Alameda (near Dinosaur Ridge, Green Mountain Open Space and Dakota Ridge Open Space). We truly believe with a unified effort we can stop the rezoning. The ultimate vision is to try and protect the land from uses not compatible with the surrounding open space.

In mid-October, 2018 our vision remains much the same with the focus shifting from re-zoning to arguing compatibility of five 35’ tall warehouses at the base of Dino Ridge, west of C470 known as the C470 Alameda (aka Foothills) Business Park, and and public finance relating to a significant loan to the developer’s metrodistrict to build an interchange that primarily serves to access their property and provide connectivity between their parcels. We believe if public dollars are to be used to build access to private property then all the rules must be adhered to. In 2007 all the rules we completely disregarded and a combined $9M dollar loan goes unpaid.
